Briefing Consultation

£110 + VAT — deducted from your first invoice

We meet at your property to discuss your brief, planning considerations and what may be achievable within your budget, and provide a quote for our services.

Home Design Consultation

From £600 + VAT

A more in-depth session where we have the briefing discussion and start producing sketch designs together, to show what could be achievable — a good way to start designing straight away.

OUR PROCESS

Design: A Collaborative Journey

From concept to completion, our work is structured into six clear design stages. Open each stage to see exactly what it involves and what you receive.

Following your Briefing/Home Design Consultation, we will undertake a survey of the property and prepare a set of existing dimensioned plans. This allows us to accurately record the building as it currently exists, providing a solid foundation for the design work and ensuring that any proposals are developed from a clear understanding of the property’s existing layout and dimensions.

WHAT THIS STAGE INCLUDES
  • Initial consultation — briefing or home design consultation.
  • Measured survey — a detailed on-site inspection to capture all key dimensions, levels and features.
  • Design brief — a written record of your goals, priorities and constraints to guide the design process.
  • 3D CAD model / floor plans — of the existing property, with dimensioned existing plans.

We will develop a range of design options which work to your brief. These proposals are typically presented as 2D plans and 3D views, allowing you to clearly visualise how the spaces could look and function. During this stage we explore different approaches, test ideas and refine the layout, helping you understand what is possible before progressing to the next phase of the project.

WHAT THIS STAGE INCLUDES
  • Design concepts — options tailored to your brief.
  • 2D plans / 3D visualisations — illustrating the proposed layout and spatial arrangement.

Once the initial design options have been presented, we will meet with you to discuss the proposals in detail and gather your feedback. We will then develop your preferred option, refining the layout, appearance and key design features to create a more resolved proposal — exploring material palettes and external finishes to ensure the design is practical and visually cohesive before the next stage.

WHAT THIS STAGE INCLUDES
  • In-person interim meeting — to discuss initial sketch options.
  • Design development — presented as 2D and 3D internal/external views where appropriate.
  • Optional Premium Visuals Package — interior 3D renders showing suggested furniture and fittings layout.
  • Optional cost estimating services — using cost estimating software, based on your single preferred design option.

Once the design has been developed and agreed, we can prepare the drawings and supporting information required for a planning application. We will coordinate and submit the application to the Local Authority on your behalf, ensuring that the proposal is clearly presented and complies with the relevant planning requirements.

WHAT THIS STAGE INCLUDES
  • Preparation of existing drawings — current plans and elevations.
  • Preparation of proposed drawings — proposed plans, elevations and sections.
  • Planning application — completed forms and submission.
  • Communication with planning officers — as necessary.

Additional fee at this stage paid direct to the Local Authority — approx. £620 for a domestic application.

Following planning approval (where required), we can prepare a detailed technical design package to enable builders to accurately price and construct the project. We also coordinate with the Structural Engineer, incorporating their design information into the drawing package so the proposals are fully integrated and ready for construction and Building Control approval.

WHAT THIS STAGE INCLUDES
  • Annotated construction drawings — general arrangement plans, sections and elevations.
  • Structural Engineer — requesting quotations.
  • Construction types drawing
  • Building Regulation notes — to assist the builder with Building Control compliance through a Notice application.
  • Structural Engineer coordination — completed after receiving the structural package.
  • Optional SAP assessment and coordination — required for Part L compliance.

Once the technical design package has been completed, we can prepare and submit a Full Plans Building Control application to either the Local Authority or an Approved Inspector. We will manage the submission process on your behalf and liaise with Building Control as necessary to help secure approval prior to construction commencing.

WHAT THIS STAGE INCLUDES
  • Building Control application — submission of a Building Notice application to Building Control. Typically the builder manages the Building Notice process (submitted at least 48 hours before work starts on site) and we can complete the application if preferred. If supplementary information is required, or a Full Plans application is deemed appropriate, a Full Plans application will be used instead.
